Interior Design Standards

At Vacation Rentals On-Line, we realize every property is unique, and every owner has his or her preferences for color, style, and furnishings. That’s why we work directly with each owner to optimize the look and feel of each property, based on your taste preferences, and within an approved budget.

Three Levels Of Classifications

Before providing guidance on how to improve your property to the next level, we’ll classify it into one of following three levels:

A - "Best" Rating - Overall appearance of property is of a first class, high-quality design, consistent throughout with a tropical or beach decor.  Guests think "WOW" when they tour the property.  Kitchens and baths have been professionally remodeled, and color palette is current, visually pleasing and coordinated throughout unit.  Guests will consistently refer properties of this caliber to friends and return in following years themselves.  They feel like they are getting excellent value for their vacation dollar.

Other characteristics may include: 

  • Appliances are new or purchased within last 5 years; granite and stainless in kitchen
  • Appropriately sized flat screen HDTVs, DVD player, stereo with iPod connection(s)
  • High-speed Internet availability with dedicated desk work area
  • Walls and trim painted with pleasing colors within last 5 years, regular touchups done on an annual basis; no marks, scuff marks, or visible repairs to walls
  • Window and bed coverings are designer-selected or custom made, coordinated with furniture and purchased within the last 5 years
  • Furniture and bedding reflects current styles, chosen by a designer, smart use of space, comfortable, and purchased within last 5 years
  • Flooring is high quality, consistent throughout, clean, and purchased within the last 5 years
  • Accessories and lighting chosen by a designer are appropriately placed, pleasing, contemporary in style and complement the furniture and style of the unit
  • Selective and smart use of distinctive artwork, rugs, lamps, and wall decorations
  • Majority of lighting is dimmer-controlled and/or 3-way lamps
  • Unit has a very pleasing view, preferably of water or golf course
  • Good use of artificial plants.

Examples of an “A” Unit:

B -"Better" Rating - Quality interior design standards require consistency in most rooms with that of tropical or beach decor.  Kitchen and baths have been partially remodeled within the past 10 years.  The color palette may need updating to maximize space and decor.  Guests may refer this property to friends and may return next year. In general, they feel like they are getting a good value for their vacation dollar, but may expect some upgrades next year.

Other characteristics may include: 

  • Appliances show some wear, but have been purchased within last 8 years, granite or stainless in kitchen, but generally not both
  • Mixed use of LCD and traditional TVs, VCRs or DVD players, and stereos
  • High-speed Internet availability
  • Walls and trim painted with pleasing colors within last 8 years, regular touchups; some visible marks on the walls and scuffs on the woodwork; no visible repairs to walls
  • Window and bed coverings coordinate with furniture, are fresh looking and not worn, and purchased within the last 8 years
  • Furniture and bedding reflects current styles, smart use of space, comfortable, and purchased within last 8 years
  • Flooring is good quality, consistent, some visible wear, purchased within the last 8 years
  • Accessories and lighting are appropriately placed, pleasing, current in style and complement the furniture and style of the unit
  • Limited but smart use of distinctive artwork, rugs, lamps, and wall decorations
  • Some lighting is dimmer-controlled and/or 3-way lamps
  • View from unit is pleasant, but may not be waterfront or golf course frontage
  • Use of artificial plants brings tropical feel to unit

Examples of a “B” Unit:

 C - "Good" Rating - Overall appearance of property shows some wear and a moderate degree of inconsistency and/or outdated decor.  Kitchen and baths would benefit from remodeling, but are not offensive.  Color palette is somewhat dated, or not in alignment with current tropical themes.  Guests often review the property as “average”, and may or may not refer this unit to friends.  The property has some repeat renters, but relies more heavily on recruiting new renters each year.

Interior design standards associated with a C Rating would include: 

  • Appliances show a fair amount of wear, but operate, and are more than 8 years old
  • No stainless or granite in kitchen
  • Televisions are traditional style (not LCD), VCR or DVD player, and a stereo or radio
  • High-speed Internet may or may not be available
  • Walls and trim surfaces show wear and are in need of light repair; colors are somewhat dated, walls may have mirrors and/or slightly dated wallpaper
  • Window and bed coverings are worn, and do not coordinate well with furniture
  • Furniture and bedding are dated, space not especially well used, padding on couches shows indentations and is generally more than 8 years old
  • Flooring is dated with noticeable wear, and generally more than 8 years old
  • Accessories and lighting are placed in sub-optimal areas, dated, and do not complement the style of the unit
  • Little distinctive artwork, rugs, lamps, or wall decorations
  • Insufficient lighting, not dimmer-controlled, and most lamps not 3-way
  • Minimal or inappropriate use of artificial plant.
